The Appraisal Institute of Canada says that the renovations that generate the highest return on investment are, in this order: kitchen, bathroom, and interior and exterior painting. Storage space as well as giving new life to lighting, counter-tops, curtains, cabinet hardware, and flooring are also on the list of profitable projects.

  • Interior design is a multi-faceted profession in which creative and technical solutions are applied to reconfigure and decorate interior and exterior spaces. Working with clients (homeowners and corporate) we create an aesthetically pleasing and functional environment that protects and enhances the quality of life, health, safety, welfare, and culture of the occupants.
  • In order to be an interior designer, an individual must go through specific schooling and formal training. ADM Design practitioners are qualified by means of education, experience and examination. They must adhere to code and regulatory requirements and encourage the principles of environmental sustainability.
  • The interior design process follows a systematic and coordinated methodology, including research, analysis, and integration of knowledge into the creative process, whereby the needs and resources of the client are satisfied to produce an interior space that fulfills project goals.

This is often based on the value of your home, to what degree you wish to upgrade the aesthetic, form and function of your space, and the quality of fixtures you plan on using. When was the last time you hired an electrician, bought a sofa, or hired a painter? If your home has increased in value, assume the fixtures and furnishings that go into the house will have increased in cost as well. ADM offers added value to our clients with our unique buying power through our retail locations, and a full time construction team on staff. We ensure you see the value in your investment.

How to create a renovation budget

“That will be $10,000.”
“But you did that in thirty seconds.”
“No, it has taken me forty years to do that.”

This conversation is attributed to Pablo Picasso and a woman in Spain after she requested his napkin sketch.

As experience increases, so does the value of advice and services provided. This applies to most experts including lawyers, landscape architects, hair stylists, mechanics, and professional interior designers. We do not claim to be Picassos, however ADM Design practitioners are selected by their skill and qualifications, formal education, experience, and examination; adhering to code and regulatory requirements.

Your design consultation is not a sales pitch. It’s an opportunity to experience our approach to designing your space. During the consultation, the designer is working and drawing on their knowledge and creative skills to provide valuable direction. Answering specific questions, helping prioritize, and offering swift practical guidance. This potentially saves you thousands of dollars in expensive mistakes.

For a nominal fee of $250/hr (+HST) we know you expect and deserve good value from your consultation. With no obligation, this opportunity will also determine if we’re the right fit for each other. As a thank you to new clients, we offer a 50% credit ($125) off your initial consult towards your future design fees.
We love what we do! This isn’t a hobby, it’s our passionate profession to bring the wow factor home, add value to your property and make a positive impact on lives for years to come.

Shopping online may provide instant gratification, however that can be short lived if the product arrives damaged or appears a different colour than what your screen resolution portrayed. In our experience, buying items for your home is best done as a full sensory experience, relying on touch, sight, even smell (from desirable rich leather scents to possible harmful ‘off gassing’  on some imports) can determine if the product is right for your environment.

Unforeseen costs can be a surprise, including hidden delivery fees, taxes, duties, freight, and foreign currency conversion rates. Often deliveries are simply dropped at your front door (with the unfortunate risk being stolen) and it’s up to the homeowner to get it into the house. Assembly may also be an issue requiring two or more people due to weight.

ADM offers the unique opportunity to shop from one of our retail locations to “test drive” furniture as part of the selection process. When custom ordering, our clients sign off in-person on actual samples of tiles, paint chips, fabric, and leather swatches to ensure there are no surprises. Our White Glove Delivery service ensures your product is unwrapped (garbage removed) and placed inside your room in the ideal location.

We’re happy to source items you find online with our trusted suppliers. As a local, family-run business, we may not be able to price match larger international online discounters such as Wayfair or Amazon. They have a different bulk buying purchasing model.

ADM will consider price matching identical product from other brick and mortar stores on a case by case basis with a valid quote in hand.  However we prefer to help you find the best value in unique items that you won’t find in your neighbour’s home.
